This 21,000 s.f., multi-story, $8.4MM remodel and expansion project provided an existing non-for profit, Professional Learning and Education Institute a much-needed conceptual refresh and increase in usable space to serve the visually impaired community.
The existing offices were previously served via window air conditioning units and an aging hydronic base board system. The new mechanical system design utilized an energy efficient Variable Refrigerant Flow (VRF) system and dual Dedicated Outdoor Air system (DOAS) units throughout. The new mechanical design provided for a highly energy efficient heating and cooling system, better occupant comfort by providing individual control zones and increased air quality as the majority of the previous occupied areas relied solely on natural ventilation. |
As the facility was upgraded from an existing 240V high-leg delta service fed from an existing underground transformer vault. New LED lighting replaced lesser efficient fluorescent and incandescent lighting throughout. Multiple lighting zones, dimming and local occupancy sensing controls were provided to allow for individual lighting control based on space function as well as increased energy efficiency.
A new combined 6” incoming water service was provided to support the buildings water needs as well as the newly expanded building sprinkler system.
